Standard NY forms, downloadable after paralegal review.
All service and court filing services done for you.
Costs less than hiring a process server on your own — and includes the filings, mailings and proof of service too. Most process servers charge their full fee for every respondent served; we charge just $25 per additional respondent.
Get Full ServiceService of process
Every Full Service case is served by licensed process servers we work with every week on Nassau and Suffolk landlord-tenant matters. They know the RPAPL service rules, document each attempt properly, and return sworn affidavits we file for you — the single most common reason a petition gets dismissed is bad service.
Hiring a process server on your own — for the pre-petition notice, then the notice of petition and petition, with multiple attempts and mailings per respondent — typically runs more than our entire Full Service package. With us that service is bundled in along with drafting all required notices, paralegal review, court filing, and every filing of proof of service.
And most process servers charge their full fee for each respondent served. Our Full Service package includes the first respondent and adds only $25 per additional respondent.
Attorney vs. DIY
A landlord-tenant attorney brings real advantages: they spot defects before the court does, handle tenant defenses and counterclaims, negotiate stipulations, and argue for you on the record. That matters most when a case is contested, rent-regulated, involves a housing subsidy, or the tenant has counsel. The tradeoff is cost — a private retainer for a single Long Island eviction commonly runs well into four figures before the first appearance.
Most uncontested Nassau and Suffolk cases never need an attorney at all — the outcome turns on correct notices, correct forms and clean service, which is exactly what we handle. If your case does become contested, you are not starting over: the file is already prepared, and a network attorney can step in at a discounted rate for the appearance instead of billing you from scratch.
